Having hundreds of hours of time invested in my web site, tomlarkin.com, I would venture to say it has generated more real estate leads that any agent site in our market. It is ranked #1 in Yahoo and #8 in Google under the most coveted search term, Omaha Real Estate. I know every square inch of it, what works and why. Most importantly The Internet consumer told how to build the site. Feedback that I have gotten has shaped the site from its inception and it has very deliberate and specific features. I could write volumes on this topic alone but Ill cover the most important features that we are now offering.

One topic that most people overlook is web hosting. Many agent sites have fairly cheap hosting which is fine until you to have a site outage while your site is being indexed by the search engines and POOF, you no longer exist on the Internet. That’s where I came up with the “One Click Away” campaign and I have been relentless in promoting this. It is absolutely critical that a site be built from the ground up around this principle and this site is no exception. All properties and virtual tour links are conveniently located on the home page. If a consumer can find your site, they can find the information they are looking for.
(6) Self Editing (You are the Webmaster)
One of the real drawbacks to most web sites is the inability or limited ability to change information on a site to keep it fresh. Search engine optimization (how you get ranked) in the Internet search engines has gotten in my opinion cost prohibitive for the average person. Most major companies spend thousands of dollars a month on it and most real estate search terms (pay per click) have been bid up to levels that exceed 10 times the cost of just two years ago. There is a ton of competition for those spots. To confuse things even further, Yahoo and Google use completely different metrics to measure sites. Anyone that talks about getting your site effortlessly to the top is not being honest with you. Our goal is to realistically show you how to participate in today’s Internet market as it stands. Google, which has about a two to one traffic advantage over Yahoo relieves heavily on linking metrics. One of the most important things you can do to get yourself established is to pursue reciprocal links. This can be fairly time consuming and expensive if you use a webmaster.
